Look down at the flooring…
Even old, damaged, and tired flooring can be dealt with for a small amount of money usually costing you nest to nothing. Fix cracked tiles, repair major scratches to hardwood and clean or rip out old carpeting. If the floors underneath are boring and have nothing to offer, leaving old, dirty and stained carpet is a huge turn-off. If the floors are in rough shape, an area rug can always help to cover up the damages. If you decide to leave the carpets, have them cleaned by a professional so they can remove any stains or odors you might not have seen or have over looked.
Look up…
You will want to fix any damage to the roof. Repair leaky parts and any water damage to the ceiling. Any water stains that you see on the ceiling or on the walls can be huge distractions and red flags for any buyers. The first thing they think is there could be mold or much bigger problems. Fix these things before showing your house so you don’t scare off potential buyers!
Look around…
The color of the walls can change the whole look and feel of the room. Most people will say to stick with all neutral colors or tones, adding some warmth to a dark and cold feeling room will change the way people feel when they walk in. You want the colors to be warm and inviting. Find a balance between plain and boring and too bold and off-putting. Use some imagination or give it some personality into the color scheme, but remember you want to appeal to the majority of buyers, not just those who share your color palette. Wallpaper seems like it maybe coming back into sytle, but not everyone is interested in prints on the walls. If your going to leave wallpaper, make sure it is a low-key print that isn’t going cause distractions or cause any buyers to mock at the home or to make people from enjoying the space.
Landscaping
You can’t say enough about curb appeal. Did you know that there have been studies done, saying buyers will subconsciously decide if they will make an offer on a home within few seconds of seeing it. The first chance you get to connect and appeal to buyers is your landscaping. For a small amount of money, adding some plants and cleaning up weeds and overgrowth, can make a huge impact on how fast your home sells. Even though bad landscaping could over looked for the perfect house, it is better to begin with the right foot and do the things that are right. Begin by having buyers want to see more of the house, just by the way the outside looks!
Kitchen & Bath
They say these areas ultimately sell the house. Did you know that it isn’t necessary to complete these types of major remodels or renovations to make the these areas really pop. Remember small little fixes in these type of spaces can add serious value to your home. Refinish or paint old cabinets to give them new life. Counter-tops and even tiles can be resurfaced. You can even refinish your tub and shower. Adding some new fixtures, like faucets, drawer pulls, doorknobs and cabinet handles. Doing these little things can go a long way, making a dated space feel modern and fresh almost instantly!
Fix Before You List Bonus: Lighting
Adding great lighting to the area will help to sell your home. Before showing the home always have the lights on and that all areas are well lit, and are filled with warm light… nothing too bright or hard on the eyes!
