Q: Are you going to list my house on the MLS or are you going to buy it?
A: Good question. We do have an agent on our team but our intention is not to list the home. We want to buy it so it’s a win/win solution for both of us. We buy houses in Salt Lake City and surrounding areas that fit our list of items that we like to have in a home. After that we we may keep it as a rental, repair the house or resell it to another home owner.
Q: How can you make my payments while you sell my house?
A: We will take over the debt with us making the house payments while we sell the home, we will record and secure your equity against the house, this is called a delayed cash sale. We can pay full price for this option if the house is in good condition.
Q: Can you buy my house at a price that’s fair?
A: Yes, we can pay your price for terms that make sense (your price my terms). Often times we buy with cash and have to purchase below market value so we can resell to another home owner for a profit. However, if you’re in foreclosure you likely don’t have equity or the home is in need of repairs… so we can often negotiate with banks to sell the house for less then what is owed on the mortgage, for a discount on the property also called a “short sale”. In the end, we have to get a fair discount on a house so we have room to make a profit when we resell it. Q: How are you different from a real estate agent?
A: Real estate agents list homes in hope’s that a buyer or another agent will bring a buyer along and will buy them. As you know, you will pay a real estate commission as a % of the sales price when you work with a Realtor. Often times it’s 3-6% of the sales price (so if it’s a $200,000 house, you’ll pay between $6,000 – $12,000 in Realtor fees). Agents provide a great service for those that can wait 6-12 months in many cases to sell and who have room to pay the commission on the sale. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash or can make the payments while we sell the home… we can make a decision to buy the house over the phone or within a couple days (sometimes the same day). Again, we make our living by taking the risk out of you selling with us buying the house with our own cash, make your mortgage payments, repair the house, and market the house to find a and end buyer(which is the hardest part).
